A mortgage rate buydown allows a buyer (or sometimes a seller) to pay money upfront at closing in exchange for a lower interest rate on the loan, which can reduce the monthly payment.

For others, reducing upfront costs, like closing costs, may be the bigger priority.

Let’s look at an example of how this could play out in real life.

Imagine you’re buying a $250,000 home in the Oklahoma City market with a conventional 30-year loan and a 5% down payment. That puts your loan amount around $237,500. At a 7.0% interest rate, your principal and interest payment would be roughly $1,580 per month.

Here’s where it may start to get confusing. But stick with me. 

Let’s say you negotiate $5,000 from the seller.

If you apply that $5,000 toward the purchase price, your monthly payment drops to about $1,548—a savings of roughly $30 per month.

Most buyers immediately think, “Great, let’s lower the price.” But what if you used that same $5,000 differently?

Instead of reducing the price, you apply it toward a rate buy down. Depending on the lender and market conditions, that could bring your interest rate down to around 6.25%. That change would lower your monthly payment to approximately $1,460. That’s a savings of about $120 per month.

So instead of saving $30 per month, you’re saving closer to $120 per month. That’s nearly $90 more each month, over $1,000 per year, and potentially tens of thousands of dollars over the life of the loan.

This is why it’s important to look beyond the purchase price.

A lower price might feel like a win upfront, but a lower payment is what you live with every single month. And in many cases, that’s what determines whether a home truly fits your budget.

(It’s important to talk with your agent and lending officer about the best options for you. If you plan to refinance soon, or if minimizing upfront costs is the priority, a different approach may make more sense.)

That’s why focusing only on the list price can be limiting.

Sometimes negotiating a lower price is absolutely the right move. Other times, structuring the deal to reduce your interest rate or your upfront costs may put you in a stronger position.

How long does it take to sell a house in probate in Oklahoma?

It depends on the type of probate and is very case specific. With that said, most probates close within 4-6 months. It can be as little as three, and in rare cases 12 months or more. Because it is so case specific, you can call our office to discuss your situation.

Typically 4–12 months from the date the administrator is appointed, but Becky regularly closes in 30–60 days once court approval is granted.

Do all heirs have to agree to sell a house in probate in Oklahoma?

Yes, unless the will grants the executor full power of sale. Becky can help coordinate signatures and mediations when heirs disagree.

Can you sell a house in probate before probate is finished in Oklahoma?

Falling in love with a home at first sight, or visit, can often blind buyers to potential deal-breaking flaws. Before you make an offer on a home, here are the most important dos and don’ts of house hunting in Oklahoma City. 

First, let’s take a look at the DOs.

One thing we recommend you do is drive through the neighborhood at different times of day. This will help you to know if there are any potential traffic issues that may happen, or maybe you can tell if people in the neighborhood or out walking or talking with each other.

We also recommend that you have a list of non-negotiable and carry it with you. It’s easy to walk into a home and see all of the beauty, and then temporarily forget the things that you must have to make a home work for you. 

One question buyers often ask is if it’s OK to open drawers or cabinets. If it’s part of the home (a kitchen cabinet or drawer, or hallway storage, etc.) then you are allowed to open it. We’ll talk about the things we shouldn’t open in a moment.

Another DO that is big in 2025 is DO remember that most homes have cameras. It’s important to recognize this because you will want to know that any conversations you have could be being recorded and could even play into your ability to negotiate, if you choose to make an offer on a home.

Lastly, when it comes to DOs, remember that you do have an inspection period. You don’t have to know everything about a home during the showing. If you decide to make an offer and later find that the home has an issue that you are not willing to deal with there are options to back out. Be sure to discuss this with your real estate agent. 

Now for some DON’TS.

Don’t plan to see too many homes in one day. Occasionally, for people who fly in to find a home for an upcoming move or for those with other unique circumstances, it is necessary to see multiple homes in a day. The problem with seeing several homes in one day is that the details start to blur and it becomes difficult to remember which house had which features you loved (or didn’t love). When possible, we would recommend not seeing more than 3 to 5 homes in a day. And if you do need to see several in a day make sure you are keeping detailed notes about each home. Those notes will come in handy at the end of the day when you are reflecting on what you saw. 

Next, don’t talk about your motivation for buying or any other personal details while you are in a home. As mentioned earlier, many homes have cameras and so if you disclose that information it could potentially impact future negotiations or conversations about the property. Likewise, be careful discussing things you don’t like about the home. Someone watching could be offended, which might make them less willing to negotiate later.

Don’t interact with pets. If a pet is left in a home it is likely scared or nervous. The best course of action is to leave it alone as to avoid any unfortunate incidents. We do recommend to our sellers that they not leave pets home during a showing; however, sometimes it’s just not possible.

While we encourage buyers to bring their children with them when looking at homes, it’s important that your children not play with toys or other items in the home. It can be very tempting to play with another child’s toys while they are there, but it’s best to not do so. 

Don’t snoop through furniture. While it is perfectly OK to open drawers that are built into a home, opening furniture that may not stay with the home is not OK. 

Lastly, don’t feel pressured to make an offer on a home. If you feel that a home does not check the boxes for your non-negotiables then there’s no reason to make an offer. Keep looking and when you find the home that does check those boxes then you can discuss making an offer with your realtor.

Stitch Café – West Village
This is a bright and welcoming spot for coffee and breakfast, complete with a cute plant shop tucked on one end.

Hatch Early Mood Food – Automobile Alley
Hatch is an OKC brunch staple with fun, inventive dishes (try the hashbrown tumblers). There’s always a line, but it’s worth the wait. There are three locations in the metro area and one in the airport.

Café Kacao – Uptown
This stop has Latin-American–inspired breakfast and brunch with big flavors and big crowds. Get there early! It’s a popular spot for a reason, but it’s likely you’ll have to wait in line.

Bradford House – Western Avenue District
This beautifully restored boutique hotel feels straight out of Paris, with pink walls, chandeliers, and an impeccable brunch. Their seasonal menu, coffee program, and pastries make it one of OKC’s most photogenic and refined brunch experiences. It’s girly and refined, but my husband is usually willing to humor me by going because he knows I love it.

Dinner Spots

Cheever’s Café – Uptown 23rd
I love Cheever’s. The shrimp and grits are my favorite, and they’ve got a great wine selection. It’s the perfect “nice but still casual” dinner spot.

Frida Southwest – Paseo Arts District
Set in one of my favorite neighborhoods, Frida serves modern Southwestern food in a gorgeous space. I actually just tried it recently for the first time and it was phenomenal.

Barrios Fine Mexican Dishes – Midtown
Barrios is a reliable favorite for Mexican and Tex-Mex. The menu is small, but everything is solid. I recommend getting the beef fajitas. Trust me. There’s also a great ramen house nearby (Tamashii Ramen) if you’re in the mood for something different.

Parlor OKC – Automobile Alley
Parlor OKC is a “grown-up” food hall with great cocktails, live music, and multiple kitchens to choose from. So if you all want something different then this would be a perfect option. It’s a fun, lively spot for dinner with friends.

The Saucee Sicilian – Classen Blvd
Another great recommendation from my assistant. It’s definitely worth a try if you’re craving Italian.

OK Cider Co – Film Row
My husband and I love this place. It’s a locally made cider taproom that’s quieter than most bars, which is great for actually hearing each other talk.

The Jones Assembly – West Village
The Jones Assembly is part bar, part restaurant, part concert venue. They host some great 90s bands. I saw Blues Traveler there not too long ago.

FlashBack RetroPub – Film Row
If you’re into vintage video games, this one’s for you. My husband and brothers love it. It’s a fun place for a nostalgic night out.

Things to Do in OKC

Scissortail Park & Farmers Market – This is a new-ish and beautiful downtown park with walking paths, local vendors, and events year-round. Chances are there’s something going on. And if there isn’t, it’s still a great place to go to see the SkyDance Bridge and a view of downtown.

Myriad Botanical Gardens – Currently decked out for fall (Pumpkinville is a must-see). They have year round fun.

Chicken N Pickle – This is a fun option for families or groups, with pickleball, food, drinks, and outdoor fun all in one place.

Dust Bowl Lanes & Lounge – This is a retro-inspired bowling alley with food, cocktails, and a patio, connected to Fassler Hall.

Bricktown Canal Walk – Touristy but essential for first-timers. You’ll find canal rides, baseball, mini golf and great downtown vibes. There are also a lot of shops and restaurants within walking distance.

I love this city! OKC truly has a way of surprising people. There’s great food, great energy, and neighborhoods full of personality. Whether you’re grabbing brunch, looking to move here, exploring a new district, or just soaking up local life, there’s always something to love about Oklahoma City.

There are a lot of questions about what’s happening in the real estate market in 2025. Honestly, it’s been an interesting year. But we’ve been digging into the numbers to see what’s really going on.

Is the market crashing? Is it stable? Is it growing? Here’s what we’ve found. 

Is the Market Crashing?

No, the market is NOT crashing (based on August 2025 data). However, it is much different today and it was in previous years. If you are someone who is planning to sell a home in Oklahoma you do need to be paying attention, because ignoring current trends could cost you time and/or money. 

Supply is outpacing demand. 

In 2025, the market in Oklahoma has been stable compared to historical data, with some peaks in the summer and valleys early in the year. 

Inventory is Rising

As of late August, there were over 8,400 homes on the market in the greater Oklahoma City metro area. How does that compare to prior years? Well, in 2024 at the same time there were about 5,800 homes on the market. Compare that to February of 2022, when there were just about 2,100 homes listed — an all time low.

Back to today, Oklahoma City currently has the highest level of inventory on the market since before 2012, and the number continues to climb. In recent weeks, there have been about 700 homes going on the market each week, with 500-600 homes selling each week.

Supply is outpacing demand. 

Buyer Demand Is There — But It’s Different

The good news is buyers are still active. In July 2025, 2,300 homes closed.  That is right in line with typical trends for this time of year. It’s also consistent with what we’ve seen over the past decade.

So, while the market is not dead, it has shifted. Buyer demand is diluted. 

With so many homes to choose from, buyers are being more selective. They can afford to take their time, weigh their options, and walk away if something doesn’t feel right.

Price Reductions Are Common

A couple of weeks ago, 925 sellers dropped their prices. That’s a direct reflection of a competitive market where buyers have leverage.

It’s not just about pricing. We’re also seeing more deals fall apart. 

In fact, 1 in 4 pending contracts is failing to close. The most common reasons? Repair negotiations, financing issues, and even rising insurance costs. With so many choices available, buyers no longer feel the pressure to “make it work” — they just move on.

What Does This Mean For Sellers?

The market is not bad, it’s just competitive. There is high inventory and steady demand. 

Homes are still selling every day. There are even homes getting multiple offers. However, homes that are strategically positioned are selling faster.
